What works

• Flat, gridded and shaded — the most genuinely walkable part of the city
• Materially lower price per m² than Poblado for comparable construction
• Three metro stations and the Estadio sports complex
• Established Colombian residential character rather than a foreigner enclave

What does not

• Thinner supply of furnished, short-lease, foreigner-ready units
• More landlords will insist on a codeudor or guarantee policy
• Fewer English-speaking services; functional Spanish helps a great deal
• The grid confuses everyone for the first month, including locals

Getting around

Estadio, Floresta & Suramericana stations. In both Medellín and Bogotá, proximity to rapid transit carries a real and measurable price premium — when you are comparing two units at similar per-m² prices, the walk to the station is usually the tiebreaker that matters most a year later.

Before you sign anything here

• Ask for the monthly administración figure in writing, and ask whether any cuota extraordinaria has been voted or is under discussion.
• Walk the specific block at night and on a Sunday, not just on a weekday afternoon.
• Confirm the estrato of the exact address — it can change street to street and it sets your utility tariffs.
• If buying, commission an independent avalúo before agreeing a price.
