Pick the block, not the city
Medellín is not one market and neither is Bogotá. Price per square metre inside a single city routinely varies by a factor of three.

El Poblado
The expat default. Walkable to Parque Lleras and Provenza, highest inventory of finished furnished stock, and the steepest prices in the city.
Buy $1,700–$3,000/m² · Rent from $700
Laureles
Flat, gridded, tree-canopied and increasingly the place people move to after a year in Poblado. Better value per m², thinner furnished supply.
Buy $1,200–$2,100/m² · Rent from $450
Envigado
Its own municipality, its own paperwork, and noticeably quieter. Strong for families and long-stay buyers who do not need nightlife on the block.
Buy $1,000–$1,800/m² · Rent from $400
Chapinero
Bogotá's dense, mixed, very walkable middle. Cold, grey and genuinely urban in a way Medellín never is.
Buy $1,300–$2,400/m² · Rent from $500The ledger

Figures are indicative 2026 ranges compiled from public listing portals and agent conversations. They are not quotes, offers or appraisals, and they move with the COP/USD rate. Always commission a local avalúo before you commit to a price.
More neighbourhoods, on the way
We add a neighbourhood only when we have walked it and have enough listing data to publish a range we would defend. Sabaneta, Usaquén, Getsemaní and Bocagrande are next.
If you want one prioritised, tell us which — we sequence by what people actually ask for.
Not sure which block fits?
Describe your day — where you work, whether you drive, what you do at 8pm. That gets to the right neighbourhood faster than a budget does.
