Poblado is where almost everyone starts and where a large share of people leave after twelve months. That is not a criticism of the neighbourhood — it is a signal to rent here before you buy here.

Getting around

Poblado & Aguacatala stations. In both Medellín and Bogotá, proximity to rapid transit carries a real and measurable price premium — when you are comparing two units at similar per-m² prices, the walk to the station is usually the tiebreaker that matters most a year later.

  • Ask for the monthly administración figure in writing, and ask whether any cuota extraordinaria has been voted or is under discussion.
  • Walk the specific block at night and on a Sunday, not just on a weekday afternoon.
  • Confirm the estrato of the exact address — it can change street to street and it sets your utility tariffs.
  • If buying, commission an independent avalúo before agreeing a price.
