What does not

• The steepest per-m² pricing in Medellín, and the widest foreigner premium
• Genuinely hilly — 'ten minutes walk' can mean a serious climb
• Nightlife noise around Lleras and Provenza is not a rumour
• High administración fees in the newer towers

Getting around

Poblado & Aguacatala stations. In both Medellín and Bogotá, proximity to rapid transit carries a real and measurable price premium — when you are comparing two units at similar per-m² prices, the walk to the station is usually the tiebreaker that matters most a year later.

Before you sign anything here

• Ask for the monthly administración figure in writing, and ask whether any cuota extraordinaria has been voted or is under discussion.
• Walk the specific block at night and on a Sunday, not just on a weekday afternoon.
• Confirm the estrato of the exact address — it can change street to street and it sets your utility tariffs.
• If buying, commission an independent avalúo before agreeing a price.
